Design and Built beachfront town houses and apartments

 

The design brief was to maximise the views to Port Phillip Bay and provide spacious, functional and economically efficient dwellings to suit 2 to 4 person households.

The project was designed and built by Designorama and involved all aspects of the architectural and building process, starting with site selection and feasibility. The planning process was complicated and town planning approval was obtained at VCAT. The construction method payed particular attention to the harsh site conditions and problematic ground conditions encountered with construction adjacent to Port Phillip Bay.

The Site is located adjacent to Carrum train station in a mixed use zone and has a 20.2 meter absolute beachfront frontage. During summer holidays the neighbourhood has a holiday feel as beach goers cram into the area and the public carpark in front of the site becomes busy .

The City of Kingston Planning provisions covering the neighbourhood meant that the built form had to be predominantly 2 stories above ground. The building also includes a full basement to accommodate the car parking areas and building services.

The building accommodates, two x two bedroom and 3 bedroom townhouses and four x two bedroom apartments. The dwellings are constructed above the basement and are orientated east / west to capture the Bay Views. Two Dwellings feature a curved roof and rooftop deck.

The built form identifies individual dwellings and incorporate curved roof and wall elements that harmonise with a beach / seaside theme. Internally monitor roof forms allow northern sun to enter internal spaces and the higher ceilings created by the monitor roofs provide visual interest and add to a sense of light and space internally.
